The buyer will also pay for all fees and costs charged by their lender. 

If there is a real estate agent involved for either or both parties, a commission will need to be paid by the seller.  In some instances, the buyer and seller must also pay a processing fee or transaction fee to their real estate agent as well.  Check with your realtor. 

If the property is located in a homeowners association, the seller will also have to pay the fee that their HOA charges to obtain an estoppel letter.  An estoppel letter from an HOA shows how much the HOA fees are, what the frequency of payment is (monthly, quarterly, annually) and other important information.  The typical fee that HOA’s charge to obtain this information is approximately $100.00; however, that fee is just an average. 

In Palm Beach County, the seller typically pays for the title insurance and chooses the title company.  Whichever party pays for the title insurance, typically pays for the title search and exam.  However, the buyers and sellers can always negotiate this typical standard.
